The latest study by Zoopla unveils the top single-friendly property spots in the UK, highlighting a city where average monthly mortgage payments are as low as £408.

Zoopla’s research indicates that Sunderland is the most budget-friendly city in England, with average monthly payments making up 17% of the typical monthly income.

For single individuals, the average price of a one or two-bedroom property in Sunderland stands at £106,700, matched against a single person’s typical income of £28,600.

In the London region, Havering emerges as the most affordable borough according to Zoopla, with the average cost of a one or two-bedroom home at £305,200 – approximately 7.3 times the average earnings of £41,600 for a single buyer.

Scotland sees Aberdeen crowned as the most affordable spot for single purchasers, with average monthly mortgage payments totaling £438, based on an average property value of £114,700.

Swansea takes the title of the most affordable location in Wales, with an average property price of £149,000 and typical monthly mortgage payments of £569.

Zoopla notes that purchasing a house as a single person can be challenging due to lenders assessing affordability based on a single income rather than dual incomes.

The analysis focused on prices of smaller homes with one or two bedrooms and compared them against average incomes for single earners.

Furthermore, Zoopla highlights that single buyers make up about 39% of first-time property purchases.

Richard Donnell, Zoopla’s executive director, emphasized the increasing feasibility of owning a home independently, driven by rising incomes and lower mortgage rates.

Donnell advised potential buyers to conduct thorough research on mortgage affordability, explore products tailored for singles, consider alternative locations, and select the most suitable area.

He emphasized the importance of recognizing the option of buying a property as a singleton.
